This request is for approval of an amendment to the already approved record plat of subdivision for Main Street Village West located at 161st and LaGrange Road, bearing a revision date of 10/06/06, recorded on 12-29-06 by the Cook County Recorder of Deeds, document # 0636109060. The project is currently under development with two lots occupied by Rock Bottom Brewery (Lot 3) and Mimi’s Café (Lot 2)

The nature of the amendment is the removal of a restriction imposed by the Illinois Department of Transportation (IDOT). This restriction is clouded for your reference on page 2 of the attached copy of the approved plat of subdivision for the development. A summary of what is stated in the clouded area: IDOT approval of the plat is subject to the condition that NO access is allowed to LaGrange Road via Lots 1, 2, 3 and the detention pond (Outlot A). IDOT is now lifting this restriction and allowing a right-in right-out (RIRO) entrance at the southernmost end of Lot 3, as indicated in the attached Driveway Location Exhibit, prepared by Spaceco, Inc., Job No. 3794 dated 5/6/07.

The developer(s) and owners of the businesses within Main Street Village West are aware of, and have signed-off on, the amendment to the plat of subdivision. It is the responsibility of the developer to submit revised plans in accordance with the regulations of IDOT in order to obtain an IDOT permit for the RIRO into Lot 3 from LaGrange Road.

Staff has reviewed the amendment to the record plat of subdivision, and finds it to be substantially in conformance with the approved Revised Final Plan for Main Street Village West. A copy of the Revised Final Plan has been included for your reference. The amendment to the plat must be approved by IDOT following Village of Orland Park approval.
