PETITIONER: Calvary Reformed Church

REQUESTED ACTION:
The petitioner requests approval of a revised Site Plan and Elevations.

PURPOSE: The Village Board approved a site plan and elevations for the construction of Calvary church in May 2010, but now seeks approval to expand the project to include some Phase II items.

PLANNING OVERVIEW:
On May 3, 2010, the Village Board approved a petition to construct a church on approximately 31 acres near the southwest corner of 159th Street and 104th Avenue. In addition to a site plan and elevations, this included approval for a special use permit to operate a place of worship and a subdivision. Now the petitioner wishes to amend the site plan and elevations to include two items that were previously planned for future development: a 3500 square foot ‘activity room’ to be located at the southwest corner of the building, and the extended entrance canopy to be located at the northeast corner of the church. Both items were shown on the Board approved Site Plan as “future Phase II” development. Lower than expected bids for the church construction has allowed the church to include these items that were previously beyond their budget.

The activity room is located on the back side of the building with limited visibility from the street. The location was shown on the formerly approved plan with a dashed line and labeled for Phase II; on the revised plan it is shown as part of the new building. An exit walk and rail was added adjacent to the activity room. (The western side of the building may be the location of another future expansion.)
