REQUESTED ACTION:
Appearance Review approval is requested to convert the facades of the former Boston Market Restaurant to a Wendy’s Restaurant.

TRANSPORTATION:
The site is accessible from two points on a shared drive aisle to the west of the site that connects to 159th Street to the south and to Goodwill Industries to the north.

PLANNING OVERVIEW AND DISCUSSION:
The petitioner proposes to convert the former Boston Market on 159th Street into a Wendy’s Restaurant. The building has been vacant for almost two years.

The existing brick building structure will remain, and the brick base of the building will remain as is. The upper façade will be replaced with a Wendy’s style façade that includes a new red metal awning and rooftop arch, new stone facade ‘piers’ on the front corners of the building, door and window relocations on the east facade, and new white aluminum trim. One supplied rendering shows stone piers on the east elevation, extending from the ground to the red archway. This is the preferred elevation, rather than the EIFS shown on the submitted elevations.

Four wall mounted lights are proposed on each front building corner. Fixtures should meet all Code requirements. "Copper Light Band" is proposed around the building, but is not permitted by the Land Development Code.

Sign permits are required for any new signage, and it is noted that the “Quality is Our Recipe” signage will not be permitted.

The western acess drive is in need of some asphalt repair. It is unclear who is responsible for maintenance.
