Avocado Theory Café Lease Agreement
History
The Orland Park Health and Fitness Center, operated by Power Wellness on behalf of the Village of Orland Park, includes a grab and go cafe area. Healthy food options in the café have been provided by Ali Tucke's Sweet Surprises, Inc The owner of Ali Tucker retired at the end of 2023.
Center staff have explored other healthy food vendors to provide healthy grab and go food options to members. The general consensus is that the Center does not generate enough in sales to be worthwhile.
Avocado Theory, has expressed an interest in providing healthy grab and go products for the Center's café. Staff seek to enter into an agreement with Avocado Theory for 2024 in which the Village will earn 10% of gross sales. Full details of the agreement are shown in the attached.
The sale of products, as well as the oversight of the operation will be handled through OPHFC staff and utilizes the Power Wellness' Compete Software system which is utilized for all membership, rental and POS sales.
In 2023, the café generated a total of $25,910 in sales. Of this, $10,064 was generated from the former vendor's products. In 2024, the café operation is expected to earn $30,000 in sales. The amount that may be earned from vendor sales is expected to be similar to 2023 sales.
Financial Impact
Orland Park Health and Fitness Center café sales are expected to generated $30,000 in 2024.
Recommended Action/Motion
I move to approve entering into an agreement with Avocado Theory to provide grab & go food items within the Orland Park Health & Fitness Center for the remainder of 2024;
AND
Authorize the Village Manager to execute all related contracts, subject to Village Attorney review.
