PLANNING DISCUSSION
The applicant is seeking approval to increase the height of the overhead door on the front of the building from 10’ to 13’. This request stems from work that was carried out without the necessary permit.
Currently, the property features an overhead door on the front of the building facing southwest highway, standing at a height of 10’. The proposed plan involves altering both the existing overhead door and the mansard roof line to extend the height to 13’. According to Table 6-306(J)a, there is a requirement for a minimum vertical clearance of 12’ for loading areas in buildings ranging from 0 to 10,000 square feet. The proposed scope of work aligns with the regulations for this site. It's important to note that the overhead door will maintain its width of 12’. Additionally, the new overhead door will be consistent in color with the existing one. Please see attachments for additional information and proposed garage door specifications.
