Title
Demolition of 17101 and 17171 Wolf Road Properties - ITB #26-076 Reissue
History
In September 2025, the Village purchased the former bus depot at 17101 Wolf Road and has since acquired the former El Cortez restaurant at 17171 Wolf Road. Combined with the Village-owned parcel at 17151 Wolf Road, these properties make up the site of the South Wolf Road Improvement Project, which will add a stormwater basin on the depot property and native plantings across the remaining two (2) parcels to reduce flooding in surrounding neighborhoods. In preparation for this work, and to eliminate any potential safety hazards on site, all existing structures on both properties are scheduled for demolition.
On September 22, 2026, the Village issued Invitation to Bid (ITB) #26-076 “Demolition of 17101 and 17171 Wolf Road Properties - Reissue,” requesting bids for the demolition and site restoration of several structures located at 17101 and 17171 Wolf Road. The scope of work includes the demolition and removal of existing buildings, bus charging stations, concrete pads and stoops, as needed brush and small tree removal, as well as site restoration to seeded grass and turf. Demolition work is anticipated to be completed this Fall or Winter.
It should be noted that ITB #26-075 ‘Demolition of 17101 and 17171 Wolf Road Properties” was originally issued for this project but was rejected and reissued as #26-076 due to an error with the software used for issuing the bid. No changes other than bid dates were made between ITBs.
During the three (3) weeks that the solicitation was open for review, thirty-four (34) firms downloaded either partial or complete bid packages. ITB #26-076 was opened on October 8, 2026, at which point four (4) vendors submitted bids. All qualifying bid packages and an audit of the bid submittals are attached for reference. A summary of the bid prices is provided below.
