Project Description
The proposed changes to the space include:
1. Redesigned entrance cornices
2. New doorway
3. New windows and awnings
4. Painting
5. Siding
6. Updated lighting
Entrance cornices: The applicant is proposing a flat cornice on top of the east and south entrances. The previous cornice was rounded on top. The new cornice will be the same height as the peak of the previous cornice.
New doorway, windows, and awnings: The applicant is proposing a new doorway, windows, and awnings along the east elevation, and two new windows/awnings on the south entrance. The doorway is designed as a secondary entrance. The new awnings will be painted black to match the newly painted cornices.
Painting and Siding: The applicant is proposing to paint the exterior in an updated color scheme, and to add sections of ledgestone and faux-wood metal siding. Sherwin Williams colors Worldly Grey (SW 7043) and Anonymous (SW 7046) will be used for most of the exterior, and Caviar Black (SW 6990) will be used for the cornices and as an accent color. Nithia Metal Siding (Style Vintage Wood Bark) and Dutch Quality Ledgestone will be applied to the entrance facades. The Ledgestone will also be used along the corners of the tenant space.
Lighting: New sconce lights are proposed along the east and south elevations. New flat lighting fixtures are also proposed above the two entrances and new doorway.
Planning Discussion
Overall, the proposed exterior changes are consistent with the Village’s design standards.
The new paint and siding will update the appearance of an older tenant space within the Village. The siding materials look premium and durable.
The addition of new windows and doorway greatly improve visibility into the store, which is a goal of the Village’s Design Standards (Land Development Code 6-308.F). The new windows and doors greatly improve the appearance of the eastern elevation, which today is mostly a brick wall.
The brick on this building has already been painted, so the addition of new paint is not a concern. Typically, the Village advises against painting brick.
A photometric plan has been provided and reviewed. Foot candle values are within allowable limits throughout the site (Land Development Code Table 6-315.A.2a.1(A) Lighting Class 1).
