OVERVIEW AND BACKGROUND

According to the 2008 Residential Area Intensive Survey, 14343 Beacon Avenue is a 1920s National, gable front style house.  The building is listed with low integrity but in good condition.  Per the survey, it is non-contributing to the Historic District.

PROJECT DESCRIPTION & CONTEXT

The petitioner proposes a same-for-same replacement of the existing asphalt shingle roof with a new asphalt shingle roof.  The proposed color of the new asphalt shingle roof is IRO summit gray dynasty style asphalt shingles which will replace the existing Pristine Dove by Atlas Roofing (Pinnacle brand), which is a white-speckled grey tone (2014-0735).

Section 6-209.F.3.e of the Land Development Code notes that “New or replacement roofs of wood or asphalt shingles are appropriate.”  It further states that “Asphalt shingles should be simple, flat and smooth, and in an appropriate color.”

The proposed new roof is appropriate in terms of materials and maintain the current appearance of the structure. Additionally, the Petitioner proposes to remove existing satellite dishes and cables from the roof which will return the structure to a more historical appearance.

The petitioner does not request any variances.

The recommendation motion includes the following conditions:

1)  Meet all Building Code related items.

2)  Same-for-same replacement on the entire principle structure.

Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area.
