BACKGROUND

Natuzzi Editions is a new furniture store proposing to occupy a vacant tenant space located at 15115 LaGrange Road. This space was formerly occupied by Rug and Sofa of Orland Park from 2019-2020.

Natuzzi Editions originally submitted their Appearance Review petition application on April 17, 2025. Their original proposal included raising the façade of their tenant space to match the height of the corner units while maintaining the existing architectural elements, including the same brick color, white accents, and columns along the elevation. This design was approved on April 30, 2025. A building permit was subsequently issued for the façade work. Upon inspection on August 11, 2025, staff became aware that the work was not done to the approved plans. The façade was not raised to match the corner unit, it was only raised to match the adjacent units on either side. Additionally, the new brick color did not match the existing brick color, and the center brick column was not capped off and was only partially extended.

After significant back-and-forth with the petitioner, a new, code-compliant design has been proposed for the façade.

DETAILED PLANNING DISCUSSION

The petitioner is proposing to renovate the façade on the exterior of their tenant space. The existing façade has a design consisting of tan brick with white metal cladding accents and aluminum coping. The façade is broken up by brick columns indicating the lease lines for the tenant spaces. The existing structure is taller on the corner units and shorter in the middle, with each unit posing as a step up or down in height. The tenant space that Natuzzi Editions will occupy has the shortest building height. They are now proposing to raise their façade up to match the units on either side. They are proposing to maintain the existing architectural elements on the façade, including the same brick color, white accents, and columns along the façade. They propose to cap the center brick column at the white awnings.

Section 6-308.F of the Land Development Code discusses the design requirements for commercial buildings. Colors should be used harmoniously and with some restraint, considering the character and quality of structures in the area, and commercial buildings with facades greater than 100 feet in length must incorporate recesses and projections along at least 20% of the length of the façade. The proposed design meets the Village’s design standards.

Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes, and policies for this area.
