Project Description & Context

7617 Hemlock Drive, also known as Kruse Education Center, is a 7.9 acre site. The approximately half of the site is open space with a baseball diamond along the west of the site, two parking lots on the northeastern portion of the site, and a water retention pond to the south of the site. A new gazebo is being proposed to the north of the water retention pond. The proposed 12'x20' gazebo will be installed atop of six 12"x42" concrete footings. The proposed gazebo is 100% premium cedar lumber and the roof will be coffee colored while the legs of the gazebo is a natural cedar stain color.

According to section 6-302.C.28 of the Land Development Code, gazebos  may be permitted in side and rear setbacks in all districts except the BIZ General Business District, Village Center District, and MFG Manufacturing District, so long as they are located at least 5' within the lot lines and do not obstruct storm water flow. Development Services has determined the conditions have been met.

No other changes are being proposed to the site.

Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Code, and policies for this area.
