HISTORY

In 2017, the Board of Trustees approved the development of Gateway Plaza (2017-0124), a 10,500 square foot multi-tenant commercial building on Lot 2 of the approved Marquette Bank Subdivision (2012-0204). The tenant space that Egg Harbor Café is proposing to occupy was intended for a restaurant use and was formerly occupied by City Barbecue.

City Barbecue was approved to have smokers on the exterior of the building along the East façade. The smokers were required to be screened by a 6-8’ tall fence and/or landscaping at all times. Egg Harbor Café will not need the smokers, and is proposing to remove them and the fencing and restore the building façade to its original condition.

DETAILED PLANNING DISCUSSION

Village staff became aware that the existing smokers and fencing had already been removed by Egg Harbor Café. Staff alerted the business that an appearance review is required for all exterior work. The petitioner submitted their application, including the smoker/fencing removal and proposed façade renovations. The removal of the smokers damaged the façade, so they are proposing to repair it using the existing material which are CMS corrugated panels in a silver metallic color. Section 6-308 of the Land Development Code states that “Buildings shall use the same materials or those which are architecturally harmonious for all building walls and other exterior components that are wholly or partially visible from public ways.” The color of the façade will match the rest of the building and what was previously approved by the Board of Trustees for this development in 2017.

Overall, the project conforms to the Village’s Comprehensive Plan, Land Development code, and policies for this area.
