DETAILED PLANNING DISCUSSION

The petitioner is proposing to renovate the exterior of “Entry 1”. The existing entrance includes a pavilion structure over a concrete plaza area with bollards, a garbage can, a bicycle rack, and a bench. The proposal consists of the following work:

•                     Removal and replacement of the concrete plaza topping slab.

•                     Removal of planter beds with salvage of the thin stone veneer.

•                     Removal and replacement of subsurface waterproofing.

•                     Removal and replacement of the two-stage plaza drains.

•                     Cleaning and repair of exterior wall finishes.

•                     Miscellaneous concrete and sealant repairs.

Section 6-308.F.13 of the Land Development Code (LDC) discusses the design requirements for commercial buildings, specifically in that each commercial building must have a clearly defined highly visible customer entrance with features such as canopies or porticos, arcades, arches, wing walls, and integral planters. The proposal is simply to maintain their existing entrance, which meets the design standards in the LDC.

Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes, and policies for this area.
