PROJECT DESCRIPTION & CONTEXT

The project site is located at the intersection of 159th Street and LaGrange. The petitioner intends to add outdoor seating to the café and replace the four existing fabric canopies with new steel/wood canopies.

PLANNING OVERVIEW

Per the Land Development Code (LDC) Section 6-210 COR Mixed Use District - Restaurants, and Outdoor Seating for Restaurants, greater than 300’ from a residential parcel is a Permitted Use.

The board approved site plan, for the project site prepared by Design Studio 24, LLC., last revised on 11/5/2015, indicates 9’x16’ parking stalls, and delineates a 24” overhang over the curb for the parked vehicles, in conformance with Section 6-306. C - Size of Required Parking Spaces and Aisles.

The proposed outdoor seating plan continues to preserve the 24” overhang for parked vehicles and delineates a 5’ pedestrian circulation path between the overhang and the outdoor seats.

The seating plan indicates a total of 44 seats at the west and north sides of the café.

The four existing fabric canopies above the storefront doors and windows will be replaced with four canopies made of steel frame with wood slats. The canopies will be tied back to the masonry walls with tie-backs and anchors.

Landscaping

As part of the Appearance Review, the petitioner will improve the existing landscaping and bring it into conformance with the Board Approved Landscape Plan, prepared by Daniel Weinbach & Partners, Ltd., last revised 07/27/2016.
