OVERVIEW AND BACKGROUND

This Queen Anne style single-family home was constructed in 2003 following approval by the Village Board. It is a 2 ½ story house with a detached garage in the rear of the lot. The color scheme included dark gray shingles, beige colored siding, light yellow colored limestone for the base, dark green window accents with dark brown frames and red colored brick for the chimney.

The Petitioner now proposes to tear-off and re-roof both the main house, detached garage, and shed. The Petitioner also proposes to replace the aluminum gutters and downspouts with a like-for-like replacement. siding, fascia, gutters, and downspouts (all the same color).

The building is considered a Non-Contributing Structure to the Old Orland Historic District per Section 6-209 of the Land Development Code.

PROJECT DESCRIPTION & CONTEXT

The petitioner proposes replacements of the existing gray asphalt shingle roof on the main home, detached garage, and detached shed. The Petitioner also proposes to replace the sage green colored gutters and downspouts on the home. Both are proposed like-for-like replacements.

The Petitioner proposes to tear-off and re-roof the home only with GAF Slateline Royal Slate Gray asphalt shingles. The Petitioner proposes to remove and replace the gutters and downspouts. Both the gutter and downspouts are to be sage green in color.

Section 6-209.F.3.e.1 states “New or replacement roofs of wood or asphalt shingles are appropriate...Asphalt shingles should be simple, flat and smooth, and in an appropriate color.” The proposed replacement roof material is appropriate and is similar in appearance to the existing shingles.

Per Section 6-209.G., changes to roofs are considered a minor change, which requires an administrative Certificate of Appropriateness review for Non-Contributing Structures in the OOH District.

Per Section 6-209.F.3.f.,”For replacements or additions, materials for siding, brick, and trim should match and be compatible in character, color and texture with the original.”

Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area.
