OVERVIEW AND BACKGROUND
According to the 2008 Residential Area Intensive Survey (RAI), the single-family Gabled-Ell is not listed in the Village Historic Building Survey. The house was constructed in 2016 and is in good condition.
The building is considered a Non-Contributing Structure to the Old Orland Historic District per Section 6-209 of the Land Development Code.
PROJECT DESCRIPTION & CONTEXT
The petitioner proposes tearing off the existing roofing on both the home and garage, followed by the installation of new roofing on both the home and garage of the same roofing material,
while maintaining an overall appearance which allows the home to fit the style of the Old Orland Historic District.
Per Section 6-209. G.2, changes to Non-Contributing Structures, require an administrative Certificate of Appropriateness review in the OOH District
Section 6-209. F.3.e.1 states “New or replacement roofs of wood or asphalt shingles are appropriate...Asphalt shingles should be simple, flat and smooth, and in an appropriate color.” The proposed replacement roof material is comprised of GAF timberline HDA architectural shingles, which are dark grey/black asphalt in color, and are similar in color and appearance to existing shingles in the district.
Per Section 6-209. G., changes to roofs are considered a minor change, which requires an
administrative Certificate of Appropriateness review for Non-Contributing Structures in the OOH
District.
Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area.
