PROJECT DESCRIPTION

The petitioner proposes a number of changes to the exterior of 15770 LaGrange in preparation of the opening of a new Hobby Lobby store. This building is a part of the larger Lakeview Plaza retail center. This space was formerly the Value City Furniture store, which opened in 2002 and closed in 2026.

In summary, the petitioner proposes a renovation of the front entrance, the opening of entrances and installation of a new ramp, changes to entrances in their loading area, and new paint throughout the site.

Main Entrance (South Elevation):

The petitioner proposes new automatic doors and windows at the front entrance. Currently the building has manual doors. This proposal would reconfigure the existing window and doors in order to install the new sliding doors.

New paint is proposed for the entirety of entrance façade, with the color SW 7018 “Dovetail” being used for the façade, and Sherwin-Williams (SW) 6991 “Black Magic” for the cornices. The plan is to paint the entirety of the cornice along the front the new color, including the section beyond the front entranceway. The CMU walls across all elevations will not be painted. A side door is planned to be painted SW 7016 “Mindful Gray”.

Longboard cladding is proposed for the space behind the future Hobby Lobby sign. This aluminum cladding is designed to mimic the appearance of a dark wood cladding, and is manufactured by the company Longboard Products in the color TWL-“Table Walnut”. As is stated on the plans, all signage depicted will not be approved by this appearance review and will need to be approved for a sign permit prior to installation.

The awnings are proposed to be re-upholstered in a color similar to the existing awnings.

Fixtures were originally planned to be placed up against the windows along the entrance. This would have not been compliant with a design standard found in Land Development Code Section 6-308.F.16.a, which states that “areas of transparency shall provide a minimum visibility of 5’ into the interior during business hours. The floor plan has been revised. Metal stud walls, finished with gypsum board, will be installed parallel to the entrance windows. These walls will be over 6’ from the entrance windows. The architect has indicated that this area between the windows and stud walls will be used as a display area. This satisfies the visibility requirement of 5’ into the interior. A condition has been added that this interior area, between the entrance windows and stud walls, must be used as a display area in order to meet the intent of this design standard.

East Elevation

One door is proposed to be painted SW 7016. No other changes proposed for this elevation.

North Elevation

Two entrances that are currently closed and filled in with CMU will be re-opened. A new ramp, doors, railings, and compactor are proposed.

Doors, bollards, and railing are proposed to be painted. The doors are proposed to be painted SW 7016, bollards and railing to be painted SW 4084 “Safety Yellow”.

West Elevation

A reconfiguration of the doors around the loading area is proposed. Four existing entrances are to be filled in with CMU. New rolling doors are proposed. Bollards are to be painted SW 4084.

DETAILED PLANNING DISCUSSION

The proposed plans have been reviewed and meet Land Development Code standards, including the design standards found in Section 6-308.
