OVERVIEW AND BACKGROUND

According to the 2008 Residential Area Intensive Survey (RAI), the single-family house was

constructed circa 1893 and is in good condition with low integrity. The building features the

National Gabled Ell with Folk Victorian details, including paired windows in front gable, shingles on the gables and squared wood hood molds over the windows. Over the years, the building has been renovated with multiple additions.

The building is considered a Non-Contributing Structure to the Old Orland Historic District per Section 6-209 of the Land Development Code.

PROJECT DESCRIPTION & CONTEXT

The petitioner proposes to replace the existing gray asphalt shingle roof and white gutters on

the entire house and garage with a new similar asphalt shingle material. The petitioner

proposes to install Owens Corning Duration Estate Gray shingles, and white gutters.

The contract specification sheet indicates the color and material of the proposed roof.

Section 6-209.F.3.e.1 states “New or replacement roofs of wood or asphalt shingles are appropriate...Asphalt shingles should be simple, flat and smooth, and in an appropriate color.” The proposed replacement roof material is appropriate and is similar in appearance to the existing shingles.

Per Section 6-209.G., changes to roofs are considered a minor change, which requires an administrative Certificate of Appropriateness review for Non-Contributing Structures in the OOH District.

Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area.
