BACKGROUND
On May 6, 2019 the Village Board approved case 2019-0083 regarding Peony Place Subdivision which would establish a new three (3) lot subdivision on the site of the previously demolished single family homes at 14420 Third Avenue. All three lots in the proposed subdivision were planned as single family detached residential dwellings with detached garages at the rear.
On June 8, 2022 a Certificate of Appropriateness was approved in regards to the proposed single family dwelling with detached garage for Lot 2 of the Lawler Re-Subdivision of Peony Place (14420 Third Avenue).
PROJECT DESCRIPTION & CONTEXT
The petitioner is proposing to construct two free-floating decks on the property. One deck will be located adjacent to the detached garage but will not be structurally fixed to the garage. The second free-floating deck will be located near the patio, closer to the house. A Certificate of Appropriateness is required to construct a deck in the Old Orland Historic District, which is reviewed administratively. The decks will be constructed of trex enhance composite decking, which will match the existing deck on the property. The deck will be same in color to the existing deck. The decks will not have railings.
The property is located east of Second Avenue and north of 144th Place, and is situated centrally in the residential area of the Old Orland Historic District. Single family residential homes surround the property on all sides.
Overall, the project conforms to the Village’s Comprehensive Plan and Land Development Code.
