PROJECT DESCRIPTION & CONTEXT
The petitioner is proposing to repaint the existing building at 16153 La Grange Road as part of a larger exterior improvement project for Original Pancake House to occupy the space. The proposed repainting includes the wood-clad patio fence to be painted Benjamin Moore “Willow” (EP-03), and the existing stucco surfaces to be patched, repaired, and painted using a combination of Benjamin Moore “Revere Pewter” (EP-01) and Sherwin Williams “Red Barn” (EP-02). All exterior painting will utilize a muted palette consistent with the surrounding commercial developments. The existing awnings at the windows are also proposed to be removed, with the masonry patched and repaired as needed where the awning anchors were located. The proposed scope of work is intended to enhance the building’s visual appeal and bring the façade into greater alignment with Village appearance standards.
In addition to repainting the building, two new windows are proposed along the south-facing wall to enhance natural light and visibility into the Original Pancake House building.
Additional site improvements include landscaping work to bring the property into compliance with the previously approved landscape plan. This will involve restoring planting beds, mulching and weeding around existing vegetation, and removing any overgrown or non-compliant plant material. These efforts aim to reestablish and enhance the site's landscape character and appearance. A condition of approval has been included requiring that all landscaping be installed in substantial conformance with the Board-approved landscape plan for this case.
Staff has also requested that all existing ADA parking signs be replaced with new, code-compliant signage pursuant to 625 ILCS 5/11-301. The current signs are significantly faded and no longer legible. The replacement signs are requested to ensure visibility and accessibility compliance.
Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area.
