OVERVIEW AND BACKGROUND

Cook County records indicate that this building was constructed in 1909. An addition was added to the building in 1998, but no other improvements have been made to the site other than general property maintenance. The building is considered a Non-Contributing Structure to the Old Orland Historic District per Section 6-209 of the Land Development Code.

PROJECT DESCRIPTION & CONTEXT

The petitioner proposes to replace the existing asphalt shingle roof on the house with
Timberline shingles in the color charcoal, which is a color similar to the existing roof. The drip edge will be white, which is also consistent with the existing color of the home.

Section 6-209.F.3.e.1 states “New or replacement roofs of wood or asphalt shingles are appropriate...Asphalt shingles should be simple, flat and smooth, and in an appropriate color.” The proposed replacement roof material is appropriate and is similar in appearance to the existing shingles.

Per Section 6-209.G., changes to roofs are considered a minor change, which requires an administrative Certificate of Appropriateness review for Non-Contributing Structures in the OOH District.

Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area.
