PROJECT DESCRIPTION & CONTEXT
Existing Conditions
The subject area is the eastern portion of the patio between the clubhouse and pool. The patio is currently made up of an outdoor fireplace and seating area in the western portion and an outdoor eating area throughout the middle portion.
A brick and granite high-top eating area was constructed alongside the clubhouse in 2016. The structure has two levels similar to a bar at a restaurant and comfortably seats 5 people. Two grill stations were added to the existing structure in 2019 on the lower level and the structure has remained unchanged since.
Proposed Project
The petitioner proposes to demolish the existing grill island and pour concrete to ensure a level grade with the surrounding patio. The petitioner will extend the natural glass line to accommodate the new location for one of the grills. The existing grills are to be replaced with two 28’’ Blackstone natural-gas griddles. The grill station will be constructed using metal studs, densglass sheathing and cement. A continuous stainless steel foot rail will wrap around the outside edge of the counter for patrons. The counter will be made of 3M granite tops and will feature USB/GFCI outlets under the countertop overhang.
The petitioner will also install a solid-roof pavilion with 12 recessed can lights, a ceiling fan and a mounted 50’’ television. The lights are 4’’ 900 lumen LED can lights which will connect to the existing pool house circuit and be programmed for dusk to dawn lighting - consistent with the other exterior lighting for the patio space. The pergola is to be constructed of wood with aluminum fascia and is to be black in color.
The petitioner has submitted Replacement Patio Shelter and Exhibit B detailing the proposed changes, and relevant product information.
The recommendation motion includes the following conditions:
1) Meet all final engineering and building code related items.
2) All lighting abides by the exterior lighting standards set forth in Section 6-315 of the Land Development Code.
Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area.
DETAILED PLANNING DISCUSSION
This property is in the Village Center District (VCD) which conditionally allows for Pergolas so long as they are not located in the front setback, within 5’ of the property line and do not exceed 10’ in height.
The petitioner’s plans are in compliance with all the regulations above. Lot coverage for the site is unaffected by the proposed plans
