HISTORY
In 2017, the Board of Trustees approved the development of Gateway Plaza (2017-0124), a 10,500 square foot multi-tenant commercial building on Lot 2 of the approved Marquette Bank Subdivision (2012-0204). The tenant space that Egg Harbor Café is proposing to occupy was intended for a restaurant use and was formerly occupied by City Barbecue.
City Barbecue was approved to have awnings on the exterior of the building along the north, east, and west building façades in 2018 (2018-0199). Their awnings were in the shade jockey red and did not have any sign copy on them.
DETAILED PLANNING DISCUSSION
The petitioner is proposing to remove and replace the existing awnings on the north and west building facades. The new awnings will be the same size and in the same location as the existing awnings. The awnings will be Sunbrella fabric window awnings in the color terracotta. The north façade has two awnings, each measuring at 6’-4”h x 16’-0”w x 2’-0”d. The west façade has one awning, measuring 6’-4”h x 15’-6”w x 2’-0”d. The sign copy proposed on the awnings will be reviewed separately through a sign permit.
Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes, and policies for this area.
Recommended Action/Motion
The Appearance Review for Egg Harbor Café, case number 2025-0245, received March 20, 2025, was administratively approved on March 24, 2025, subject to the following conditions:
1. A sign permit is obtained for the proposed sign copy on the awnings.
2. Meet all Building and Land Development Code requirements.
