The Petitioner is requesting approval of a Plat of Subdivision.
COMPREHENSIVE PLAN
The Comprehensive Plan identifies this area as single family residential and designates E-1 Residential Zoning for these parcels. The Comprehensive Plan indicates the general area along South Wolf Road as high priority for annexation for the protection, restoration and maintenance of Marley Creek, the surrounding floodplain and tributaries.
There is no impact to Marley Creek as a result of this subdivision. The proposed plat is therefore consistent with the recommendations in the Comprehensive Plan

PROJECT SUMMARY
The petitioner requests approval of a subdivision (lot line adjustment) affecting 50 Consola Drive (Lot 1) and 55 Consola Drive (Lot 2). The purpose of the request is to realign the shared property boundary so that it follows the existing shared driveway that provides access to both homes. No new lots will be created, and the adjustment does not increase density or change the existing residential use.

Both homes were constructed prior to annexation into the Village in 2026, with the western home built in 1989 and the eastern home built in 2023/2024.
The proposed lot line adjustment maintains compliance with the requirements of the E-1 Residential Zoning District and improves the functional layout of the properties by aligning the boundary with the shared driveway.
Recommended Action/Motion
Regarding Case Number 2026-0641, also known as the Consola Drive Plat of Subdivision, Staff recommends the Plan Commission approves a Plat of Subdivision prepared by Joseph A. Schudt & Associates, last revised May 27, 2026, subject to the condition that the final copy of the plat is printed on mylar and submitted to the Village with all non-Village related signatures ready for recording at the Cook County Recorder of Deeds office.

Regarding Case Number 2026-0641, also known as the Consola Drive Plat of Subdivision, I move to approve the Staff Recommended Action as presented in the Staff Report to the Plan Commission for this case.
