Project Description & Context

14825 West Avenue, also known as the John Humphrey Complex, is a 19.92 acre site. The majority of the site is open space with baseball diamonds and a parking lot. The new pavilion is being proposed north of the parking lot, along the bikeway. The pavilion will be 400 SF, 20’x20’, and installed on a concrete pad of the same size.

The Land Development Code does not specifically define a pavilion; however the proposed pavilion can be categorized as a gazebo. According to section 6-213.B.1 of the Land Development Code, gazebos are a permitted accessory uses in OS zoning district.

All accessory structures must adhere to the regulations in section 6-213.E. Accessory buildings and structures cannot be placed closer than five (5) feet from an adjacent property line. Development Services has determined the conditions have been met.

No other changes are being proposed to the site. Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Code, and policies for this area.
