OVERVIEW AND BACKGROUND
According to the 2008 Residential Area Intensive Survey (RAI), the single-family house was constructed circa 1950 and is in good condition with medium integrity. The one-story building features the Minimal Traditional architectural style. Siding is the only alteration listed per the RAI survey.
The building is considered a Non-Contributing Structure to the Old Orland Historic District per Section 6-209 of the Land Development Code.
PROJECT DESCRIPTION & CONTEXT
The petitioner proposes to install a new white vinyl picket fence at the rear of the property. The fence will be 4’ tall. Per Section 6-209. of the Land Development Code, in the Old Orland Historic District, for front yards and yards abutting a street, fences shall not exceed a height of 4-feet, must be 50% open, and be of picket construction. All other fences shall not exceed a height of 5-feet. Chain link fences are not permitted. Fences on property with contributing structures shall be of wood construction. Fencing on property with non-contributing structures or new construction can be vinyl. (Ord. 4738, 6/18/12).
The petitioner is proposing to install a new four-foot vinyl ornamental fence in the rear of the property. This is an interior lot, so the fence will face the neighboring residential properties. The fence will extend off of the detached garage and connect to the neighbor’s fence to the west. The petitioner has submitted a building permit which describes the proposed fence type, height, and location. All of which is appropriate for the district since the house is non-contributing nor historical.
Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area.
