BACKGROUND

HassleLess Mattress is relocating to expand their mattress showroom space from their previous location at 14470 S. LaGrange Rd Unit 104 to 14700 LaGrange Rd Unit B. This space was formerly occupied by Advanced Auto Parts, who occupied both Units B and C in the plaza.

DETAILED PLANNING DISCUSSION

The petitioner is proposing to one 44’ wide awning in the color Macaw, which is a neon green, by the brand Sunbrella. The awning will be installed within the lease lines of the tenant space, which is already broken up on the façade by brick and stucco. The awning will project 3’ out from the building, and will have 8’ of clearance. While the Macaw color is very vibrant, it is consistent with the HassleLess Mattress branding that aligns with their proposed signage, which will be reviewed under a separate sign permit application.

In addition to the awning installation, the petitioner is proposing to paint the stucco on the façade in the color Gauntlet Gray, which is a dark matte gray. They have agreed to paint the stucco on all sides of the building. The stucco material is utilized on the upper half of the façade along the east, north, and west building elevations. The existing color is a light beige. While the proposed color is darker, staff is comfortable with the change as long as the stucco on the entire building will have the same color.

Section 6-308.F of the Land Development Code discusses the design requirements for commercial buildings. Colors should be used harmoniously and with some restraint, considering the character and quality of structures in the area, and commercial buildings with facades greater than 100 feet in length must incorporate recesses and projections along at least 20% of the length of the façade. The proposed design meets the Village’s design standards.

Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes, and policies for this area.
