PROJECT DESCRIPTION & CONTEXT
The subject property is a self-storage facility in Orland Park’s Business Center Office Park, it has existed here since at least 2006 under different ownership. Extra Space Storage, the current ownership, was found to be updating signage and altering the building’s primary façade by removing the existing awning over the office entrance without a permit. This review is a belated review of the awning removal.
The existing awning was Sunbrella Ocean Blue in color with ‘Office’ printed on the front in white lettering. The awning was 2’ in depth, 3’ 4’’ in height and 24’ in length and contained a fluorescent lamp fixture beneath the awning, concealed by a metal grate. This awning was most recently updated in 2016 when Life Storage took over the property. The color was updated from a dark green shade and the fluorescent lighting was updated and replaced (2016-0770).
The Petitioner proposes to remove the awning, restore the façade to like-new conditions and install a similar sized ‘Office’ sign directly over the office entrance door. The new ‘Office’ sign will be internally illuminated, dark brown in color with white lettering.
DETAILED PLANNING DISCUSSION
Land Development Code Section 6-302.C. stipulates Awnings, Maquees, and Canopies may project no more than three (3) feet into front (including approved existing front setbacks which are less than the required front setback), side and rear setbacks.
Importantly, signage is to be reviewed separately through the normal permitting process.
In terms of the awning along, Development Services Staff opines that this minor façade change does not negatively alter the character of the structure and is permitted under the current regulations. Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area
