DETAILED PLANNING DISCUSSION

The petitioner’s landscape plan indicates 4 planting zones as follows:

•                     Shrubs

•                     Shady short grass area

•                     Short grass area

•                     Tall grass area

Per the Land Development Code, SECTION 6-305. LANDSCAPE AND TREE PRESERVATION, Single-Family Residential Naturalized Landscaping, naturalized landscaping may occupy a maximum 30% of the total existing open space within the side or rear yards of a single-family residential property and shall be setback at a minimum of 3’ from the property line, unless the lot is separated from adjacent lots by fencing or by continuous shrub with a minimum height of 3’.

The extent of the naturalized area, as indicated on the landscape plan does not exceed the 30% of the existing open space in the side and rear yards.

Per the site plan, fencing is present along all three sides of the rear and side yards. The naturalized area is not subject to the 3' property line setback. However, the segment of fence line identified on the site plan as chain link shall be planted with shrubs.

The list of plants and shrubs do not include any non-native or invasive species.

The site plan includes a maintenance plan that lists the following action items:

1. Weekly weeding during the growing season

2. Removal of damaged plants after storms

3. Complete removal of all herbaceous plant material to the ground, every two years

4. Yearly trimming of shrubs at fence line

LOT COVERAGE

No changes to lot coverage have been proposed.
