PROJECT DESCRIPTION & CONTEXT

Overall, the Petitioner is proposing to preserve most the building’s existing façade. The color scheme, materials and overall design is to remain the same.

North-East (main entrance)

The Petitioner is proposing to install new ADA-compliant doors at the main entrance which will measure 6’ x 7’ 10’’ in total. The Petitioner also proposes to remove the existing gooseneck lighting mounted above the metal awnings. The Petitioner will restore the façade to like-new condition following the removal of the lighting. The Petitioner also proposes to install glazing on the existing entryway which will maintain at least 65% transparency and allow for visibility at least 5’ into the interior space in accordance with Section 6-308 of the Land Development Code. The Petitioner also proposes to remove the two moveable planters which frame the entryway.

North

The Petitioner proposes to remove the exterior door from the westernmost storefront pane and replace it with a new storefront pane which will match the existing.

East

The Petitioner proposes to install spandrel wrap on the two southernmost storefront windowpanes. The Petitioner confirmed the spandrel wrap will remain unbranded, in such a color as to blend in with the building’s remaining façade.

Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area.

DETAILED PLANNING DISCUSSION

This site is a part of the Ravinia Shopping Center, which is managed by Brixmoor Property Group. This site was previously occupied by a restaurant (Panera Bread) until their re-location in 2021. The space has remained vacant since that time. The use of this space is proposed to be financial institution (Wells Fargo), a permitted use within the BIZ General Business District.

Mobility

The site is accessible from multiple entrances into Ravinia Plaza along LaGrange Road and 153rd street. The Petitioner is not proposing any changes to the established traffic circulation pattern on the site.

Parking/Loading

Per Land Development Code, Section 6-306, the proposed use requires 1 space per 300 square feet of space. Therefore, 30 parking spaces would be appropriate for this site. However, this site is also located within the Ravinia Plaza shopping center which provides 407 total parking spaces All tenants of the plaza may share parking within the center.

The site provides 40 standard sized spaces and two ADA-compliant-spaces directly abutting the space. Considered together, the parking requirements for this proposal have been met.

The Petitioner has not proposed any changes to the parking lot.

Landscape Plan

The Petitioner has not proposed any changes to the site’s existing landscaping, which appears to be in good condition. The Petitioner did confirm the removal of the 2 moveable planters at the entrance.

Signage

Signage is not part of this petition and should be submitted for separate review to the Development Services Department.
