OVERVIEW AND BACKGROUND
According to the 2008 Residential Area Intensive Survey (RAI), the single-family house was constructed circa 1950 and is in good condition with medium integrity. The one-story building features the Minimal Traditional architectural style. Siding is the only alteration listed per the RAI survey.
The building is considered a Non-Contributing Structure to the Old Orland Historic District per Section 6-209 of the Land Development Code.
PROJECT DESCRIPTION & CONTEXT
The petitioner proposes to install a new 16’x8’ wood deck attached to the west wall of the existing detached garage. The deck will be raised 15” off the surrounding grade.
Section 6-209.C.3 states “For all residential developments, no more than 80% of the area of the lot may be impervious. The remaining 20% must be maintained as green space.” The current lot coverage for the subject property is approximately 48%; with the addition of the deck, the lot coverage will increase to 50% but remains well under the 80% lot coverage requirement.
All decks need to be located a min. of 5’ from rear and side lot lines, and the proposed location is 10’ from the rear lot line, and more than 30’ from the side lot line. The deck will be supported on 8” pier footings going down to 42” below grade.
Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area.
