PROJECT DESCRIPTION AND CONTEXT:
The petitioner belatedly seeks approval for a change in color to the building’s façade completed between May 2023 and July 2024. The color change was noted amid a sign inspection performed on November 15, 2024. At the Village’s request, the petitioner submitted the appropriate paperwork to document the change on January 22, 2025, which is the subject of this review.
This unit, identified as building 9, is a part of the Main Street Village West shopping plaza. The unit is positioned at the northwestern end of the Plaza and primarily faces north. The plaza is characterized by large columned brick entryways with a yellow colored EIFS surface in-between. Each tenant’s facade has been painted a color of their choosing. For building 9, at 9636 161st Street, the re-painting altered the color of the façade from a burnt orange (Bolero SW 7600 RGB 124, 65, 64) to an off-white color.
The re-painting is consistent with the character of the plaza and improves the unit’s visibility from the public right-of-way. Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area.
ELEVATIONS
Building 9’s facades facing the north, west, and south, received the new off-white color for the upper portions of the EIFS surfaces. The brick columns, brick entryway, and lower EIFS surfaces remain unchanged.
LANDSCAPE PLAN
The petitioner is requested to address the landscaping surrounding their unit under their obligation for continuous maintenance as the property owner(s) or party having a controlling interest in the property. The landscaping requires weed removal, trimming, edging, and mulching of a recommended depth of 3 inches. All work shall be performed in strict accordance with the regulations set forth in the Land Development Code Section 6-305. All work shall be completed by June 1, 2025.
