PROJECT DESCRIPTION & CONTEXT
The Petitioner is proposing to remove two existing paver walkways along the eastern edge of the development and replace them with 4’ wide concrete walkways - following the existing footprint. The concrete walkways connect the easternmost buildings directly to Golden Eagle Drive. The proposed concrete walkways would match the other walkways throughout Distinctive Office Park.
Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area.
DETAILED PLANNING DISCUSSION
Mobility and access are modestly improved by this Petition as the site’s layout is unchanging but the proposed concrete walkway will slightly widen the walkway’s footprint and provide a more stable surface for pedestrian access. The proposal also improves the property’s conformance to Section 6-308.N.1. which requires inviting and stable surfaces for walking.
Land Development Code Section 6-308.4. requires unity of design through repetition of certain plant varieties and other materials, and by correlation with adjacent developments. The proposal to replace the existing walkways with concrete walkway match the existing walkways of the site and help encourage a sense of place throughout the property.
Staff has observed that current site conditions fail to meet the board approved landscape plan for Distinctive Office Park. Staff has provided the Petitioner with a marked up copy of the approved landscape plan identifying the areas needing attention and requests the Petitioner plan to bring the landscaping up to the board-approved plan by September 30, 2025.
Signage
Signage is not part of this petition and should be submitted for separate review to the Development Services Department.
