PROJECT DESCRIPTION & CONTEXT

The petitioner is requesting an appearance review to facilitate IDOT in constructing a driveway between the existing parking lot at the subject property and Southwest Highway (IL Rte 7).

The proposed driveway will align with the centerline of the existing drive aisle and will be 35’ wide. IDOT will install a 100’ long 12’x8’ box culvert under the proposed driveway. IDOT will install a new curb and gutter with guardrail along the driveway; and will seed the disturbed areas.

A portion of the property along Southwest Highway, including the six existing parking spaces, will no longer be available for parking due to the limits of IDOT’s fee simple acquisition, and will be maintained by IDOT for the construction and maintenance of IDOT’s retaining wall that is being constructed along Southwest Highway for the conveyance to Mill Creek.

The removal of these parking spaces will bring the parking lot into compliance, and it will now meet the LDC drive aisle requirements.

The existing driveway aisle to the parking lot will be repaved and striped.

The petitioner will install three “No Parking” signs at the east end of the property, adjacent to the Norfolk Southern property, to prevent vehicles from parking illegally outside the subject property boundary.

LANDSCAPE

As part of incremental improvements to the property, the petitioner is to plant four honey locust trees, on the east end of the property, as indicated in the Landscape plan.

SIGNAGE
The new driveway configuration requires the relocation of the existing sign. Signage is not reviewed as part of this Appearance Review. Signage must comply with Section 6-307 of the Land Development Code.

Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area.
