Project Description & Context

14449 Country Club Lane, also known as Country Club Estates Park, is a 1.50 acre site. The majority of the site is open space with an internal sidewalks, playground, and an existing pavilion. The new pavilion is being proposed at the same site of the existing pavilion, just east of the playground. The pavilion will be 400 SF, 20’x20’, and installed on a concrete pad of the same size.

The Land Development Code does not specifically define a pavilion; however the proposed pavilion can be categorized as a gazebo. According to section 6-213.B.1 of the Land Development Code, gazebos are a permitted accessory uses in OS zoning district.

All accessory structures must adhere to the regulations in section 6-213.E. Accessory buildings and structures cannot be placed closer than five (5) feet from an adjacent property line. Development Services has determined the conditions have been met.

No other changes are being proposed to the site. Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Code, and policies for this area.
