PROJECT DESCRIPTION & DETAILED PLANNING DISCUSSION

The proposed awning replacement using specific red fabric is compatible with the brick façade and branding. Recovering existing frames maintains the established rhythm along the storefront. All penetrations must be flashed; disturbed façade areas must be repaired and sealed to match adjacent finishes. If future graphics are desired on any awning, a separate sign permit will be required, and the area must count toward allowable wall sign area, as mentioned in Section 6-307 of the Land Development Code.

Scope: Re-skin six awnings for an existing retail pharmacy in the Village’s LSPD zoning district, which are labeled on the plan as 9a/9b/9c on the North & East elevations. Frames remain. Fabric is Weblon Vanguard “Deep Red” with open bottom construction; no lighting is proposed.

Related items: Channel letters and pylon face re-facing are shown in the submittal set but are outside this Appearance Review’s scope and will proceed under separate sign permits pursuant to Section 6-307.

Contractor proposal: Proposal references recovering six (6) existing awnings using existing frames and fabric material.
