PROJECT DESCRIPTION & CONTEXT
The petitioner intends to make site improvements to the former McDonald’s site at 11241 159th Street. Submitted drawings and specifications show landscaping, parking lot, lighting, and sidewalk items.
Landscape Plan
The proposed landscape plan brings the existing site largely into conformance with the previously approved landscape plan for the former McDonalds dated Revised January 29, 2019. The perimeter landscape plan indicates screening of the parking lot from the adjacent rights of way and neighboring properties, trimming of existing vegetation, and replacing any damaged trees and vegetation. The interior landscape plan indicates foundation landscaping and areas of sod around the building. The petitioner intends to create an outdoor seating area to the north of the building, which will be shielded from view with the aid of raised planters and trellises.
Parking Lot (amended - to eliminate requirement for bike racks 9/5/2024)
A parking layout plan has been submitted and continues to maintain the 59 existing spots. The angled parking in the McDonald’s site plan has been converted to 90-degree parking. A striped pedestrian crosswalk will connect the building entrance to the existing sidewalk along to the west. Bike racks to accommodate 4 bicycles will be installed near the front entrance to the building. The existing trash enclosure will be painted to match the color and finish of the principal building on the site.
The parking lot will be milled and re-paved. The asphalt surface will receive seal coating and will be restriped.
Photometric Plan
A photometric plan has been submitted and is in compliance with the LDC Section 6-308.L. and Section 6-315.
Public Sidewalk (amended - to eliminate sidewalk requirement 9/5/2024)
A public concrete walk plan indicates installation of a public sidewalk along the southern edge of the site connecting to the existing sidewalk to the west and to a future sidewalk to the east. The geometry of the sidewalk is planned to accommodate existing trees and vegetation on the site.
Signage
Signage is not reviewed as part of this Appearance Review. Separate permit applications for signs must be submitted to the Development Services Department for review and approval. Signage must comply with Section 6-307 of the LDC.
