PROJECT DESCRIPTION AND CONTEXT:

The petitioner intends to update the building elevations by painting the building facades, and installing new metal awnings, new garage doors at the outdoor patio, and new storefront door at the main entryway per the petition documents prepared by Architectural Group International bearing a revision date of 06/05/2025.

The building plan calls for 22 seats in the interior patio and 36 seats in the outdoor patio. Two sets of garage doors separate the interior and exterior patio spaces. The outdoor patio is screened with a 3’-4” tall fence made of faux wood aluminum slat panels and brick piers painted to match the elevations.

ELEVATIONS

The existing front elevation, facing LaGrange Road is to receive new paint on the brick facades and EIFS (Exterior Insulation Finish System) bands. New metal awnings to be installed over the main entry, along with new garage doors between the interior and exterior patio spaces. The glazed storefront system to receive the blade metal awnings.

August 21, 2025, Amendment

The garage doors between the interior and exterior patio spaces to terminate at a half-height wall (30" high), rather than extend to the floor level, as originally designed.

All the recessed EIFS bands to receive the green accent color that is part of First Watch’s color scheme. On the front elevation, the extent of this recessed band accent color band to be limited to the extent of the tenant space and terminated by a vertical pilaster.

The brick and the EIFS bands on the side and rear elevations to receive new paint. The extent of the paint updates on the brick and recessed EIFS band on the rear elevation to extend to the extent of the tenant space. Similar to the front elevation, a vertical EIFS pilaster is to serve as a termination for the painted brick and delineate the extent of First Watch tenant space. The topmost EIFS band to receive new paint across the entire rear façade.

The existing dumpster enclosure shall be painted to match the principal structure and shall receive new corrugated metal enclosure gates.

The decal on the front door shall conform to the Land Development Code’s stipulation of min. 65% transparent glass that provides a minimum visibility of 5’ into the interior.

DETAILED PLANNING DISCUSSION

The petitioner’s initial renderings called for an abrupt termination of the new metal coping, and paint update on the EIFS band and brick masonry by limiting them to the extent of First Watch’s tenant space, on the front and rear elevations.

Upon staff recommendation, the final iteration provides a more unified appearance to the building façades. The introduction of vertical pilasters offers a clean termination point for the building elevation updates.

LANDSCAPE PLAN

The petitioner to clean up and restore the existing landscape along the patio (south side). The landscape plan also indicates the existing landscaping along Lagrange Road to be extended to align with the extent of the tenant space.

SIGNAGE

Signage is not part of this petition and should be submitted for separate review to the

Building Division. All signs must meet the regulations outlined in Section 6-307.

PARKING

No changes to configuration of the parking lot have been proposed.

LOT COVERAGE

No changes to lot coverage have been proposed.
