OVERVIEW AND BACKGROUND
This site is within the Brooke Avenue Townhomes development. It is a four-unit building, and the entire building will have the roofing, siding, gutters, and downspouts replaced with like-for-like materials.
The building is considered a Non-Contributing Structure to the Old Orland Historic District per Section 6-209 of the Land Development Code.
PROJECT DESCRIPTION & CONTEXT
The petitioner is proposing to replace the roofing, siding, gutters, and downspouts on the townhome building. The materials for the roof will consist of GAF Timberline HDZ shingles in the same dark gray color as the existing shingles. The aluminum siding, gutters, and downspouts will also be replaced with like-for-like materials.
Section 6-209.F.3.e.1 states “New or replacement roofs of wood or asphalt shingles are appropriate...Asphalt shingles should be simple, flat and smooth, and in an appropriate color.” The proposed replacement roof material is appropriate and is similar in appearance to the existing shingles.
Per Section 6-209.G., changes to roofs are considered a minor change, which requires an administrative Certificate of Appropriateness review for Non-Contributing Structures in the OOH District.
Per Section 6-209.F.3.f.,”For replacements or additions, materials for siding, brick, and trim should match and be compatible in character, color and texture with the original.”
Overall, the project conforms to the Village’s Comprehensive Plan, Land Development Codes and policies for this area.
