Title
Boley Farm Roof Replacement Project

History
The Glenn B. Boley Farm, commonly known as Boley Farm, is a nineteenth century farmstead with twentieth century improvements, constructed between circa 1845 and 1998. The 5.8-acre site is located at 8041 W. 151st St. The property was annexed into the Village in 2002, and Boley Farm was designated a landmark in 2008.

After the demolition of several structures in 2024, it was determined that two (2) of the remaining structures, namely the Granary and Ground Barn, needed roof replacements. This repair was noted in the 2021 Glenn B. Boley Farm Historic Assessment and Feasibility Study.

In response, the Public Works Department developed a scope of work for the Boley Farm Roof Replacement Project to replace the roofs on the Ground Barn and Granary. It should be noted that Dean’s Greens Farmstand operates out of the Ground Barn at Boley Farm.

The proposed scope covers two (2) structures, the Granary (Small Barn) and Ground Barn (Large Barn). It should be noted that the Ground Barn includes an attached Milk House but not the adjacent Silo. Both would receive roof tear-offs down to the existing wood deck, removal of deteriorated flashings, installation of a new layer of high ice-and-water shield and new 26-gauge Kynar-finished metal panels (McElroy Metal "Max Rib," exposed-fastener system) with new fascia and 16" soffit in 24-gauge Kynar steel. The metal panels will be white. The Granary also includes rebuilding an area exposed during demo and about one hundred twenty (120) square feet of new steel siding (non-matching color). Both buildings include removal/reinstallation of lightning protection per NFPA 780/UL96A standards. Also included in the scope of work is replacing four (4) cupola weathervanes with new units and bug screens.

Certificate of Appropriateness
A Certificate of Appropriateness (COA) was approved by the Plan Commission for the above scope of work on September 15, 2026 (see 2026-0907).
